Short answer: If the rest of the house is comfortable and one room is not, the equipment is not the problem; the air is not reaching that room, or heat is entering it faster than the air can remove it. The usual causes, in order: a supply duct that is disconnected, crushed or leaking in the attic or crawlspace; a room with no return path so the supply air cannot get in; a bonus room over the garage or a room under the roof with thin insulation; and a wall of west-facing glass. Fixing the duct is cheap. Replacing the unit does nothing for it.
What is actually going on
A central system moves a fixed amount of air. Each room gets a share through its supply duct, and the air has to get back out through a return or an undercut door so more can come in. A room stays hot when either its share is too small (the supply side), it cannot exhale (the return side), or its heat load is bigger than its share was designed for (the envelope). Nearly every "one hot room" call we see is one of these:
- Supply duct problems. Flex duct that has fallen off the boot, been crushed by stored boxes in the attic, sagged into a U that holds water, or has a long run with too many bends. In a crawlspace, ducts that have pulled apart at a joint or been chewed. The register in the hot room blows weakly; put your hand on it and compare it to another room.
- No return path. A bedroom with a door that closes tight, no return grille and no jump duct. Close the door and the room pressurizes; supply air stops entering. The room is fine with the door open and hot with it closed.
- The envelope. A bonus room over a garage, a room under a vaulted roof, a converted attic or porch: thin or missing insulation, ducts running through an unconditioned space that is 130°F in July, and a lot of surface exposed to the sun. The air is arriving cold and the room is still hot.
- Glass and orientation. A west-facing room with big windows gains heat all afternoon. It is the hottest room at 5 pm and fine at 8 am.
- Balancing. Dampers in the ductwork left closed after a previous owner's adjustment, or a system that was never balanced.
How to find it
- Time it. Hot all day: duct or return. Hot in the afternoon: sun and glass. Hot only with the door closed: return path.
- Feel the register with the fan on. Weak or warm compared to other rooms means the supply run is compromised. Hold a tissue to it; it should pull firmly.
- Go into the attic or crawlspace and follow that duct. Look for a disconnected boot, a crushed section, a run lying in water, a joint pulled apart, or insulation missing from the duct.
- Look at the room from outside. Over a garage? Under a roof with no attic? A wall of windows facing west? Then the fix is insulation and shading as much as air.
- Read the attic insulation depth above that room. Less than about 10–12 inches of loose fill in a Charleston or York County attic is under what current code calls for, and a room under a thin spot shows it first.
The honest DIY version
Reconnect a fallen duct and tape the joint with foil tape and mastic (not cloth duct tape). Lift a crushed run off the boxes. Undercut the door an inch or fit a transfer grille above it so the room can breathe. Add a reflective film or exterior shade to the west glass. Open a closed damper. Those five things fix most hot rooms for under a hundred dollars, and none of them needs anyone's licence.
What does not work: a bigger AC unit (it cools the rest of the house faster and shuts off before the hot room catches up, making it worse), a window unit in the hot room as a permanent answer, or closing registers in other rooms to "push" air (it raises duct pressure and leaks more into the attic).
When it is serious
- The register blows warm with the system running: the duct is pulling attic air through a leak, or the coil is icing. Both are service calls.
- The hot room is also humid or musty: a duct leak on the return side is pulling crawlspace or attic air into the system. See musty smell.
- Every room upstairs is hot on a two-storey house with one system: that is a zoning or a second-system conversation, not a duct patch.
- A bonus room with no insulation on the garage ceiling below it: the room will never be comfortable until that is fixed, and it is a building job.
What is left after the HVAC tech leaves — and who does it
An HVAC company will reconnect and seal ducts, add a return, balance the system, and tell you if the equipment is undersized. They will not insulate the bonus room floor, air-seal and insulate the attic above that room, build a jump duct through a wall and patch it, or replace the west windows. That is the building side, and it is ours: attic insulation and spray foam for bonus rooms and vaulted ceilings, windows, and the drywall work around new returns and ducts. When the answer is both (ducts and envelope), we coordinate the HVAC company and do the building work under one contract through our HVAC division.
Charleston and York County notes
Charleston: ducts in a vented attic here sit in 120–140°F air in summer, so a leaky or poorly insulated supply run to the far bedroom loses a lot of its cooling before it arrives; the bonus-room-over-the-garage in newer Mount Pleasant, Daniel Island and Summerville houses is the single most common hot room we are asked about. York County: the same bonus room in Fort Mill and Tega Cay, plus a lot of two-storey houses on one system where the upstairs runs five degrees warm; there, a properly sized return upstairs and attic air-sealing do more than any thermostat setting. Both markets: check the crawlspace ducts, because a run that was disconnected by a plumber or a pest tech and never reconnected is a repeat finding.
