Cabinets & Countertops services

Three decisions, three different clocks

A cabinet and worktop job is really three separate decisions with three different lead times, and treating it as one purchase is how schedules go wrong. The boxes — keep them, reface them or replace them — decide whether this is a week or a month. The fronts decide most of what you will see. The worktop decides most of what you will live with, and it cannot be ordered from a drawing.

That last point is the sequencing fact people are not told: a worktop is templated after the cabinets are set and level, not before, because the template records the kitchen as built rather than as designed. Fabrication follows the template. That gap is real and it is why the sink, the tap and the hob have to be chosen and on site before templating, not after — their cut-outs are made in the shop, and a change afterwards is a new slab rather than an adjustment.

What decides the price

Keeping the cabinet boxes? Compare the refacing budget example and estimate checklist, including the questions to ask for a Fort Mill or York County refacing project.

Whether the layout moves

Replacing cabinets in the same footprint is joinery. Moving a sink, a dishwasher, a gas point or a run of sockets turns it into a plumbing and electrical job with permits and inspections, and that is the largest single step change in a kitchen budget.

Box construction and how it is finished

Carcase material, drawer construction, soft-close hardware and whether the ends and interiors are finished are what separate two quotes that describe the same kitchen. Ask what the boxes are made of before comparing door prices.

Slab yield and where the seams fall

Run length, island size and the pattern of the stone decide how many slabs are needed and how much is wasted. The useful question is never whether there is a seam, it is where it falls and how the pattern carries across it.

Edges, cut-outs and what the walls are doing

Edge profile, mitred aprons, drainer grooves, splashbacks and undermount cut-outs are all fabrication time. So is a wall that is out of plumb or a floor that is out of level, because everything has to be scribed to it.

Check the address, scope and permit responsibilities

Cabinet and countertop work does not have one permit answer across our service area. The City of Charleston's permit guidance conditions its cabinet and countertop exemption on the property being outside the stated BAR district and AE/VE flood-zone restrictions, with no associated plumbing, fuel-gas or electrical work. Keeping the same layout alone does not establish an exemption. Confirm the requirements for the address and complete scope, including any floodplain or historic review, before work begins.

South Carolina distinguishes residential builder licenses, residential specialty licenses or registrations, and Contractor's Licensing Board licenses. The credential depends on the work and applicable rules; registration does not replace a required plumbing or electrical license. Check the applicable classification through LLR's Residential Builders Commission or Contractor's Licensing Board. A project's price alone is not a complete credential checklist.

Permit responsibility is confirmed with the authority handling the address and the written project scope. York County's residential permit instructions describe all-inclusive permits with subcontractors listed on them, rather than separate subcontractor permits. Other jurisdictions and contract arrangements may use different processes. We identify required permits and inspections before the relevant work starts.

Why this runs through a general contractor

Southeastern Renovation coordinates the job under general contractor licence CLG.127339. Licensed trade subcontractors handle work requiring their trade credentials; permit responsibilities depend on the project scope and jurisdiction. Demolition, carpentry, plumbing, electrical, tile, worktop templating and fabrication, and paint all have to happen in an order, with a measured gap in the middle of it for the stone. That coordination is part of the project scope.

Common questions

Reface or replace?

If the boxes are sound and the layout works, reface — it is days rather than weeks and a fraction of the cost.

If the layout is the problem, refacing cannot help, because it does not move anything.

Can I avoid seams in a worktop?

It depends on slab size and run length. The useful question is not whether there is a seam but where it falls and how the pattern carries across it, and that is a templating decision.

Quartz or granite?

Quartz is non-porous and never needs sealing, but the resin will not take a hot pan and scorching is permanent.

Granite tolerates heat better and needs sealing. Neither is better; they fail differently.
