Screened Porches Built for the Lowcountry
From late April to October, an open porch in Charleston is a porch nobody sits on. A screened one is the room you actually use.
Screened Porches Built for the Lowcountry
Charleston has two seasons that decide whether a porch gets used: the months when the no-see-ums arrive off the marsh, and the weeks when the humidity makes shade worth more than square footage. A screened porch answers both, and it is the single most-used room we add to a Lowcountry house.
The details that matter here are not the ones that matter inland. Screen mesh has to be fine enough to stop no-see-ums, which a standard 18x16 insect screen will not do. Fasteners and hardware within a few miles of salt water want stainless, not galvanised. And in a coastal wind zone the screen framing has to be detailed so a storm takes the screen and not the structure.

Plan the cost around your scope and location
Identify whether an existing structure can be used or whether the work needs a foundation, roof and framing. Specify screening, doors, floor finish, electrical work and connections to the house.
Review related deck and fence scope in the Charleston guide or York County guide. These component guides do not price every outdoor structure; browse other project guides as needed.
Published ranges are planning references for the scope and location named in each guide. Confirm your address, selections, allowances and exclusions in a written estimate. Fixed-price and cost-plus contracts are both available depending on scope.
