The Fixed-Price Guarantee, in plain English

The number on your signed contract is the number on your final invoice. That is the whole promise. This page says exactly what it covers and names the three things that can change it, because a guarantee that hides its conditions is not a guarantee.
1. What “fixed price” means here
Your contract lists the scope of work, the materials and allowances, and one total price. Labor, our overhead and profit, the permits we pull, and every task described in the scope are inside that number. We do not bill by the hour, and we do not re-price the job after demolition because it took longer than we expected. That risk is ours to carry.
Southeastern Renovation also offers cost-plus contracts on request. This guarantee applies to fixed-price contracts.
2. The three things that can change the price
Changes you ask for. Adding a window, moving a wall, upgrading from the cabinets in the contract to a different line. Every change is priced in writing as a change order and signed by you before that work begins.
Selections above an allowance. Your contract sets an allowance for the items you pick yourself: tile, plumbing fixtures, appliances, countertops, lighting. Choose above the allowance and you pay the difference; choose below it and the difference is credited back. Either way you see the number in writing before anything is ordered.
Concealed conditions. Rot, termite damage, wiring that is not to code, plumbing that has to be replaced, or a structural problem that nobody could see until a wall or floor was open. When we find one we stop, photograph it, price the repair as a change order, and wait for your signature before proceeding. No contractor can honestly promise those repairs for free, so we do not.
3. What we will not do
- No “we’ll settle up at the end” invoices.
- No change order without your written approval.
- No charge for our own mistakes, re-work, or misestimates. If we got the take-off wrong, that is on us.
4. How to hold us to it
Keep your signed contract. Every change order will reference it and show the running total. If a number ever appears that you did not sign for, call Jared directly at (843) 718-8177 before paying it.
5. Estimates before a contract
A phone estimate or a website estimate is a starting point, not a contract. The guarantee attaches to the signed contract, which is where the scope, allowances, and price are written down. See section 6 of our Terms & Conditions.
