Short answer: Hardwood cups when the underside of each board is wetter than the top, so the edges rise and the middle dips. The moisture is coming from below: in a Lowcountry house that is almost always a humid vented crawlspace, and in York County it is more often a leak or a wet slab. Cupping from a one-off event usually flattens once the wood dries; cupping from a chronically wet crawlspace will not until the crawlspace is fixed.
What is actually going on
Wood moves with moisture. A floorboard whose bottom face is at 14% moisture and whose top face is at 8% swells more underneath than on top, and the only shape that satisfies both is a cup, edges up. Solid hardwood does it more than engineered; wide planks do it more than narrow strip; and a floor installed in a dry winter over a crawlspace that turns into a swamp in July does it every year.
So the question is never "what is wrong with the floor". It is "where is the water coming from underneath". Three answers cover nearly every case:
- Crawlspace humidity. Vented crawlspaces in Charleston, Mount Pleasant, Daniel Island and the islands pull in air at 75–85% relative humidity all summer. It condenses on the cool underside of the subfloor. The floor above cups across whole rooms, worst in the rooms furthest from the HVAC returns, and it comes and goes with the season.
- A leak. Dishwasher, refrigerator line, a bathroom next door, a slab pipe. Cupping is local, a few boards to a few feet, and gets worse rather than seasonal.
- A wet slab or a missing vapor retarder. Hardwood glued or nailed over a slab, or over a plywood subfloor on sleepers, with no moisture barrier. Common in 1960s–70s West Ashley and James Island ranches and in some York County houses with basements or slab wings.
How to tell which one you have
- Where is it cupped? Whole rooms, worst by exterior walls, better in winter: crawlspace. A patch near water: leak. A whole slab-on-grade room, year round: slab moisture.
- Get a moisture reading. A pin meter is $30. Read the top of a cupped board, then go into the crawlspace and read the subfloor directly under it. A gap of more than 3–4 points between the two is the diagnosis. Over about 18–20% in the subfloor and you are growing mold.
- Look at the crawlspace. Bare earth, no plastic or torn plastic, open vents, ductwork sweating, insulation hanging down wet: that is the cause, and the floor is the symptom.
The honest DIY version
If it was a one-time event — a dishwasher flooded, a window was left open through a storm — dry it out and wait. Fans, a dehumidifier in the room, and if you have access, a dehumidifier in the crawlspace under it. Most solid floors flatten to within a few weeks to a few months once the underside dries. Do not sand it flat while it is still cupped; when it dries the sanded boards will crown (middle up) and you will have made it worse.
If it is seasonal crawlspace humidity, a room dehumidifier upstairs does very little, because the water is arriving from underneath. A proper ground vapor barrier, sealed vents and a crawlspace dehumidifier is the fix that works, and it is a contractor job (see below). Sanding and refinishing without fixing the crawlspace buys you until next August.
When it is serious
- Boards are buckling (lifting off the subfloor) rather than cupping. That is a lot of water, fast: find the leak now.
- The subfloor reads over about 20% moisture or you can see mold under the house. That is a health and a structural issue and it is getting worse every humid day.

What is left after the fix — and who does it
A plumber stops a leak. A pest or foundation company might sell you a crawlspace treatment. What is left is the part homeowners get stuck on: the crawlspace itself brought under control (vapor barrier, sealed vents, dehumidifier, sometimes insulation on the walls instead of the floor), then the floor sanded and refinished after it has flattened, or replaced where it will not. That sequence is general-contractor work and it is ours: crawlspace encapsulation and hardwood refinishing or replacement, in that order.
Charleston and York County notes
Charleston is the harder case. The water table is high, summer dew points sit in the 70s for months, and a vented crawlspace cannot dry out because the air coming in is wetter than the air already there. Encapsulation is the normal answer here, not an upgrade. York County is drier and the same floor over the same crawlspace will often only cup in a wet year; a good vapor barrier and fixing the yard drainage against the Piedmont clay is frequently enough. In both markets, engineered hardwood or luxury vinyl plank over a crawlspace is far more forgiving than solid plank, which is worth knowing before you choose a floor rather than after.

Will cupped hardwood floors flatten out on their own?
If the moisture source was a one-time event and the underside dries, usually yes, over weeks to a few months. If the source is a chronically humid crawlspace, no: they will flatten a little each winter and cup again each summer until the crawlspace is fixed.
Can I sand cupped floors flat?
Only after they have fully dried and stopped moving. Sanding a cupped floor flat while the underside is still wet produces crowned boards when it dries, which is worse and harder to fix.
Why do my hardwood floors cup every summer in Charleston?
Because a vented crawlspace in the Lowcountry pulls in humid air all summer, which condenses on the underside of the subfloor and raises the moisture in the bottom of the boards. The floor is reacting to the crawlspace, and the crawlspace is the fix.
Is cupping covered by the flooring warranty?
Almost never. Every hardwood manufacturer excludes moisture-related movement and requires the subfloor and crawlspace to be within a moisture range at installation. Check the readings before you install, not after.
Should I choose engineered or solid hardwood over a crawlspace?
Engineered, or a quality vinyl plank, if the crawlspace is vented and unconditioned. Solid plank over an encapsulated, dehumidified crawlspace is fine. Solid plank over a vented Lowcountry crawlspace is a yearly argument with the wood.
