Short answer: Probably, and yes. Almost any interior wall can be removed if what it was doing is replaced: a load-bearing wall becomes a beam and posts sized by an engineer; a non-bearing wall gives up whatever wiring, plumbing, ducts or gas line was inside it. Removing a load-bearing wall is permitted work everywhere in South Carolina, and most jurisdictions here permit any wall removal that touches structure, electrical or plumbing. The cost is in the beam and the rerouting, not the demolition.
Is it load-bearing? How to tell without guessing
You can get to a confident answer from the attic and the crawlspace, and an engineer confirms it.
- Which way do the ceiling joists run? Go into the attic above the wall. Joists that run perpendicular to the wall and lap or break over it: the wall is carrying them. Joists that run parallel to the wall: usually not bearing, unless something is bearing on the wall from above.
- Is there anything stacked on it? A wall directly under a second-floor wall, under a roof ridge support, or under a strut from the roof is bearing regardless of joist direction.
- Look underneath. In the crawlspace, a beam or a row of piers directly under the wall means it was built to carry load. A wall sitting on nothing but the subfloor between joists is less likely to be bearing.
- Exterior walls always bear. The center wall running the length of a ranch house almost always does. The short wall between a kitchen and a dining room in a 1990s house usually does not, but check anyway.
- Trusses change the rule. Houses from roughly the 1980s on with engineered roof trusses often have no interior bearing walls, because the truss spans the whole house. Older stick-framed roofs almost always have one.
None of this substitutes for an engineer's letter, and any contractor who is going to pull a permit for a bearing wall needs one. It costs a few hundred dollars and it is the cheapest part of the job.
What is inside the wall matters as much
A non-bearing wall between a kitchen and a family room is the easy structural case and the hard mechanical one. Inside a wall like that we routinely find: the plumbing vent stack, the main duct trunk or a return, the feed from the panel to half the house, a gas line to the range, the thermostat wire, and the switch legs for the whole room. All of it has to go somewhere else before the wall comes out, and each one is its own trade. The demolition is an afternoon; the rerouting can be a week.
Two things to check before you plan the open floor: is there a floor register or a return in or next to that wall (duct inside), and is there a bathroom above or a kitchen sink against it (plumbing and vent inside).
The permit reality
South Carolina jurisdictions adopt the International Residential Code, and structural alterations require a permit under it. In practice:
- Load-bearing wall removal: permit, engineer's letter or stamped drawing, framing inspection before the beam is covered. Everywhere.
- Non-bearing wall with electrical or plumbing inside: most jurisdictions here want an electrical and/or plumbing permit for the rerouting, even when the wall itself is not structural.
- Non-bearing wall with nothing inside: often exempt as cosmetic, but ask; the definition of "cosmetic" varies and a wrong assumption is expensive.
Where the permit is pulled: the City of Charleston for the peninsula, most of West Ashley, James Island inside city limits, and Daniel Island; Charleston County for unincorporated areas; the Town of Mount Pleasant through its own portal with its own review times; and the barrier-island towns for themselves. The two catches that surprise Charleston homeowners
FEMA's 50% rule. In a flood zone, if the cost of improvements over a rolling period exceeds 50% of the structure's value, the whole house has to be brought into compliance with current flood elevation rules. The BAR and the DRB. Interior work on the peninsula does not go to the Board of Architectural Review unless it changes something visible outside, but a beam that needs a new exterior post, or a wall removal that moves a window, does. The honest DIY version
Removing a non-bearing wall with nothing in it, in a house where you have confirmed the joist direction and the truss situation and pulled any permit your jurisdiction wants: a competent DIYer can do it, and the finish work (patching the floor, ceiling and the wall ends) is the real skill. Removing anything bearing, or anything with a gas line, panel feed or vent stack inside: no. The beam has to be sized, the temporary shoring has to hold the house while the wall is out, and the gas and electrical are licensed work in South Carolina at any job over $500. The failure mode of getting a beam wrong is a sagging ceiling in two years and cracked drywall every season after.
What it typically involves and what moves the number
Non-bearing, nothing inside: demolition, patch the floor where the plate was, patch the ceiling, finish the wall ends, paint. Days, not weeks. Bearing: add an engineer, temporary shoring, a beam (LVL, steel, or a flush beam hidden in the ceiling, which is the expensive and the good-looking option), posts down to a footing that can take the point load (which in a crawlspace house often means a new pier), inspection, then the same finish work. What moves the number most: whether the beam can be dropped below the ceiling or has to be flush, how far the load has to travel down to the ground, and how much is inside the wall.
