What changes the price

Whether the gas line and vent already exist

This is the largest single variable and it is why the published range is so wide. A whole-house gas unit runs about 199,900 BTU/h against 40,000 BTU/h for the 40-gallon tank it replaces, so on a first conversion the supply is resized and the vent is new work.

York County water is softer than Charleston’s

Rock Hill publishes hardness of 35 ppm with a range of 18–35 (City of Rock Hill Water Quality Report), and it wholesales water to much of the county. Charlotte Water publishes 38 ppm (Charlotte Water — water quality).

Both are well inside the USGS soft band, and both are below Charleston. Against a Noritz warranty threshold of 12 grains per gallon, York County runs about a sixth. That lowers the rate scale forms — it does not remove the manufacturer’s maintenance condition.

A real freeze season, unlike the coast

York County gets a genuine winter rather than the coast’s handful of hard nights, which makes an outdoor or unheated-garage installation a more serious decision here. Freeze protection on a gas tankless unit is electric, so ask what the plan is during an outage and have isolation valves fitted so the unit can be drained.

Where it has to go

Vent runs are limited and every elbow spends part of the allowance — a concentric termination alone counts as five feet on a Navien unit. A unit that can go on an outside wall near the gas line is materially cheaper to fit than one going into an interior closet.

Why does almost nobody publish tankless prices?

Because the business model is the in-home visit. Across both metros this research found five companies publishing an installed tankless price on their own website; everyone else advertises “upfront pricing” and publishes no number.

The consequence is visible in the search results. Ask Google what a tankless water heater costs in Charleston and it answers using a plumber in Dallas–Fort Worth and a lead-generation page for a town a hundred and ninety miles away, because no Charleston firm gave it anything better to use.

Is there a tax credit for a tankless water heater in 2026?

No. The IRS says the Energy Efficient Home Improvement Credit “will not be allowed for any property placed in service after December 31, 2025”.

It was terminated early by P.L. 119-21. A great deal of cost content still advertises the 30% credit, and the ENERGY STAR page most of it links to now returns a 404. Do not let a quote be justified by it.
